Not too many people know this but in 1994-1995 The Coen brothers rented a warehouse from us at 2313 Wycliff St. as their filming headquarters for the movie "Fargo". The building was used for office and set-building. It was nominated for best film in 1996 and Frances McDormand won the Oscar for best actress in the film.

The police cars used in the movie were stored in our building at 2304 University, which was torn down to build 2314 University, the home of Minnesota Council of Nonprofits and MAP for Nonprofits. Jack and Jim McCann from our office actually got to drive the cars when we had to move them.

Chuck McCann, my father, worked with the the filming office and actually worked out a deal making him an extra for the day in exchange for putting in some outlets for them. He was in the cafeteria scene, but was later edited out.

It was a real thrill to be a small part of the movie making business, and we were even invited to the movie's premiere in Uptown. Were the Coen brothers good tenants?

To celebrate the completion of light rail in our neighborhood, I think we should put together some creative artwork to showcase our thriving area and welcome the many new developments that have arrived.

What makes the Raymond-University Area Cool ?

Everyone who works in the Raymond/University area knows we have a good thing going..... cool renovated buildings, new business start-ups, nonprofit groups, and soon - an LRT station. Why is our neighborhood thriving even in this down economy? It is because we are a "Creative Enterprise Zone". Our success has been due to the many artists and creative businesses that have chosen to work in the Raymond/University area. We also have tireless supporters in the St. Anthony Park Community Council and the St. Anthony Park Community Foundation.

So we know we have a good thing, how do we foster the creative businesses and arts groups in our area? And how do we spread the word about the great things happening here?

Calming Traffic Part II

We convinced St. Anthony Park Community Council to move the traffic calming back one year to 2013 and saved about 10 parking spaces. I am still convinced that this plan is a waste of money. It is so important for local business to have good communication with their neighborhood councils. Most councils don't have a good handle on what businesses need.

I will keep fighting for local business interests.

C&E Lofts are Starting Construction

We're exciting to see another project in the University/Raymond neighborhood. The Chittenden & Eastman Building at 2402 University is being turned into 100 apartment units. Construction will begin around Labor Day with occupancy in fall 2012.

This brings an additional $ 19 million dollars of investment to the corner! University and Raymond is booming!

Do We Need CALM traffic on Raymond?

Some neighbors in St. Anthony Park are pushing for a City plan that will tear up Raymond Ave. from University to Hampden in 2012 and re-do the streets. I have been campaigning against this plan for the following reasons:

1. The scope of the traffic calming has gone from changing a unsafe interscetions to re-paving the whole street. Now it's a plan spending over $ 1.5 million dollars.

2. It removes parking along Raymond. Haven't we been over this parking thing enough? LRT took away parking from the Raymond-University area. The City has not come up with any plans to replace it. Now the calming plan will remove over 40 spaces on Raymond. Seriously?

3. Businesses were not involved in the planning and people were not told that they would be assessed for part of the cost. Update will be assessed over $ 17,500!!

4. The timing of the plan is horrible. Raymond businesses are suffering from LRT construction this whole year - can they make it through another year of closed streets?

Traffic calming is an example of government spending where it's not needed. A giant remodel when a smaller fix could work. I'm working hard to change the plan, save the parking and reduce spending.

Raymond Station Takes Shape!

It's exciting to see the station platform being built. This photo from 6-30-11 was taken in front of Midtown Commons. The curbs are in, and some blacktop.

Can't wait for the construction to move to the north side of the street so we can open up the entrance to the Post Office. Thanks to all our tenants for being so patient during construction.

Nice Ride Comes to the Neighborhood

Avalon Charter School Coming to Raymond

Another new development is coming to the neighborhood!

Avalon Charter School will be the anchor tenant at 705 Raymond, across the street from the Foundry building. Construction has already started and the school plans to hold classes at the new site this fall.

With the Port Authority project down the block on Pelham, our neighborhood continues to grow.

The building used to house the Sewall Gear Company, which moved out in 2009.

Here comes the heavy construction - Didn't know we would have both LaSalle and Hampden blocked off south of University. Working with the Met Council to try to get at least one open at a time. Ordered our own signs to help direct traffic.

We are pleased to report that in 2010 we had a new absorption of 23,732 sq. ft. office and warehouse space. 2010 saw a net gain of 6 new tenants.

This is great news in this challenging economy! We think it's a sign that the Midway area is a great location to do business.

Ready for the Rail?

Central Corridor LRT construction will begin March 2011. Update Company has been very proactive regarding theupcoming construction. We are attending numerous community meetings, adding our input on station area plans, reviewing artwork for the Raymond station and visioning sessions for preserving and strengthening the West Midway industrial area.

We are active supporters of the University Avenue Business Association, who is fighting for all small businesses along University. Update Company's buildings are well prepared for construction and the loss of parking. But many businesses along the Avenue will lose almost all of their parking. We feel that the City of St. Paul and the Met Council have not adequately addressed the parking issue and the harm that parking loss will cause. City reports tell us to share parking, and they promise to invest in licence plate recognition technology to ticket those who park illegally. It's my guess that most of those ticketed will be employees and customers of businesses that have no other parking options.

We are not against light rail - it's coming and we're ready for it. We're against the project being forced upon very small businesses that can least afford it, during a time when pocketbooks are already feeling the strain and with no recourse for hundreds of businesses who didn't ask for rail and can't afford the loss of parking that is coming.

The $ 1.5 million dollar small business loan fund set up to help - a woefully inadequate number - amounts to less than $ 1400 per business along the avenue. Businesses who already are dealing with increased property taxes and increased assessment fees. Officials need to step up to the plate and realize that we will lose many of the small businesses that give the Avenue it's unique flavor. If they are not saved, we will end up with only the companies who can afford to invest in parking.

Mid-City Area Keeps Growing

The Raymond & University neighborhood continues to grow even in this tough economy. The great location combined with future light rail makes it a perfect opportunity.

The Chittenden & Eastman building at 2402 will be converted into market rate apartments. The seven story building is currently occupied by many artists and a variety of smaller businesses.

Also the St. Paul Port Authority is developing the site at Wabash and Pelham - the former Overnight Express trucking company. The old buildings have been demolished and a purchase agreement has been put in place to develop the land.

An article I read this week in Finance and Commerce stated that 85% of all phone books are thrown away, which is against Minnesota law. All of Update's buildings have co-mingled recycling, so our tenants can dispose of phone books the "green" way. This 4050 sq. ft. space has a loft area and a mix of private and open space. Creative color scheme and exposed brick make this a unique space. Many windows (that actually open) and lush landscaping make this a great place for employees to work. Update worked with CodeWeavers to incorporate their needs and designs into the suite. Our great subcontractors really helped to come up with creative solutions in lighting, railings, windows and flooring. We're really excited about how this space turned out.

Eagle sighting at the Foundry ! ? !

Tuesday morning Jack McCann was outside 700 Raymond talking to one of our contractors when he noticed what appeared to be an immature bald eagle taking a quick dip in the storm water pond on the south side of the building. It flew off shortly after, when it was being scolded by a number of smaller birds.

It hasn't taken long for wildlife to find our little pond, a number of birds use it for bathing, and a mallard duck has been sighted there too.

20 New Trees in the Midway!

Originally the building at 700 Raymond had two trees in front, and a box elder tree in the back, now the building will have an assortment of around 20 trees - maples, birch, honey locust and crab apples. In addition to a storm water pond and a variety of bushes and flowers will be planted. And of course, no ash trees!

Update Company is proud to have established over 70 trees at the dozen or so buildings we have developed. Our tenants love the beautiful flower planters at Midtown Commons.

Oldtimers (like me) remember when there was no grass in the MidCity (Raymond & University) area, except for occaisional weeds. We are excited to see other developments like the Carleton Lofts adding green to the area.

Take a walk or bike ride down to 700 Raymond and see watch our new building grow!

Dealing with the Metropolitan Council

Did you know that if a building owner wants to install a shower for a new tenant that it must pay $ 2100 to the Met Council for each shower?

In addition when my brother Jim wanted to go down to the Met Council office he was told that they do not meet face to face with a developer. They have to talk via phone or email. He could not go over the plans in person to explain our development or ask questions.

Makes you wonder if government is getting a little too big........

At 1433 University each night there will be a two hour projection of photographs on 40' screens plus diverse local music.

Setting the Stage for Development

A CHALLENGE...

I have a challenge for commercial property owners and real estate brokers along University Avenue: Let's set the stage for new development.

In residential real estate one trend is "Staging" a house to make it appeal to potential buyers. Along University, many buildings are available for sale or lease. But many properties desperately need "staging". I feel the whole Avenue could use a little staging. Here are some photos of available properties. Residential brokers tell you that to sell a house, it needs curb appeal. Building owners need to step up to the plate and remove old awnings and painted signs in the windows. The old car dealerships should get rid of the foil bunting hanging in the lots and the Chevy/Buick logos. The City of St. Paul should enforce sign ordinances to prevent the"over signing" of buildings. And of course, weeds and trash should be picked up.

All eyes will be on University as light rail construction starts. Let's make sure they like what they see.

The Foundry at Raymond

We've got a name for our newest project:

700 Raymond is now

The Foundry at Raymond.

Our project is now ready for leasing and we're really excited about how the building is turning out. We have a number of interested parties and anticipate being able to announce our first tenants very soon.

Originally built in the 1920's our building was built as a foundry. Later it was used for over 40 years by National Mower Company, a business owned by the Kinkaid family. They made the large mowers used on golf courses.

We would love to give you a tour of the site. It has lots of windows and will have a beautifully landscaped lot for tenants to enjoy. We've incorporated many green features including reusing wood and brick from other projects. We also are using windows that actually open - something many of our tenants have asked for in the past. The old brick and iron trusses offer a unique feel to the building that you just don't get in today's construction.

Every time I eat at Caffe Biaggio I find a new favorite item on the menu. Last week it was the brushetta trio. Wow - everyone at our table enjoyed it.

John D'Agostino and Shari Breed have really turned Caffe Biaggio into a great meeting place for lunch or dinner. The staff is very attentive, the art is cool and the food is delicious.

Light Rail Brings Opportunity and Development to The Midway

Focus on Opportunities Too!

Let's set aside the controversy on LRT loss of parking and MPR vibration lawsuits for a minute and look at LRT from another side - development opportunity.

Over the last week I have shown Update Company's office buildings to an arts group, a charter school, a design firm, a nonprofit group, and a software company. What do they all have in common? They all want to be located on the Central Corridor LRT line.

Business people may disagree on many factors regarding the Central Corridor, but there's one thing we can agree on: LRT is already bringing millions of dollars in new development to the Midway. Here are some examples:

The Lyric apartments are near completion at the Raymond Station.
Frogtown Square senior housing and retail has begun construction at the Dale Station.
The New Victoria Theatre group is proposing the renovation of 825 University into a community music venue at the Victoria station.
700 Raymond is being developed into creative loft offices at the Raymond Station.

Yes we need to make sure that the light rail is built in a way that minimizes problems to those along the construction route. But we also need all sides to focus on the great opportunity this presents as the Midway's own stimulus package.

The Como Conservatory is showing a photo exhibit by Peter Leach featuring dramatic seasonal images of the Como Ordway Memorial Japanese Garden. The exhibit will open to the public on Friday, February 5. Over 40 color prints will be on display. The images portray both familiar views of the Garden and images few ever see. The Ordway Memorial Japanese Garden is open from May 1 through September 30, thus very few people have had the experience of seeing the Garden blanketed in sparkling snow.

Following the Conservatory exhibit, the Saint Paul-Nagasaki Sister City Committee will send a selection of Leach’s photos to Nagasaki, where they will be on display in April as part of the 55th anniversary of the sister city relationship between St. Paul and Nagasaki, Japan.

On Saturday, February 6 at 11:00 AM, the public is invited to a free meet and greet with artist Peter Leach. He will be discussing his photographs & the Ordway Memorial Japanese Garden in the Como Park Zoo & Conservatory’s Visitor Center Auditorium. The photos will be on display February 5 –28, 10am – 4pm.

Light Rail is Coming - Midtown Commons is Ready

For many years, we've heard about light rail - the possibilities and the potential disruptions - for our tenants and our company. When a big project like this comes, you can get involved or bury your head in the sand. We have chosen to get involved in the dialog and give our input into the upcoming project.

Light rail will affect our five buildings at Midtown Commons

2314, 2324, 2334 University, 2300 Myrtle and 700 Raymond.

The Raymond LRT Station will be built in front of our buildings.
We don't know the timeline, but it will be built between 2011 and 2014.
We will lose about 12 on street parking spaces in front of our buildings
We will be assessed for streetscape improvements - estimated at over $ 30,000

The good news is this:

We're ready for the rail and up to the challenge.

We have maximized our parking lots and maintained a parking permit system that will help us manage the loss of on street spaces.
We are continuing to work on purchasing additional property around Midtown Commons because we believe the area around the Raymond Station will continue to grow.
We are committed to making sure all our tenants will have adequate information when the construction begins. We will have information sessions for our tenants as well as links to Met Council construction information on our website.
Jack McCann has been working with the University Avenue Business Association to work for business mitigation funds and parking replacement to help the entire avenue.
Sandy Jacobs has worked with the Raymond Station area plan and the committee planning the artwork for the Raymond Station.

Keep Your Business Safe in the New Year

Are you doing all you can to keep your business secure?

Here's a checklist Update Company has put together to help keep your business safe.
Start the new year right by reviewing your safety program.

The most common incidents in our buildings are stolen purses and laptop computers. Finding ways to keep these two items secure will be a huge step in preventing theft.

Employees should have a locked cabinet or drawer for storage of purses/wallets

Laptop computers should not be left out on desks if the user is out of the office.

Keys should be kept in a secure spot, never leave your keys in the doorknob while working.

Keep building doors shut and locked on weekends; do not prop them open.

Make regular backups of your computer data, and keep one backup offsite.

Blank checks should be locked up, unopened boxes of checks should be taped shut because often a thief will take checks from the middle of the box.

Files with bank information, credit card numbers or social security numbers should be secured.

Have a staff member work facing the door to greet those entering the suite, or at least use your alarm door chime feature to alert you.

Prepare a lock-up checklist that is followed each night, including locking cabinets, closing and locking windows and setting the alarm.

If you have an alarm, use it EVERY night!

The Lyric at Carleton Place - at University and Hampden - is being built across the street from our Midtown Commons campus. You have to check out their website to believe something this fabulous is being built right here.I have included a photo of the rooftop patio area. It is amazing. The apartment models open this month, with occupancy this spring - the same time as the opening of our Raymond Station Place office building. Fighting for the University Raymond Historic Area

This week I am lobbying the City of St. Paul to deny the sign permit applied for by the owners of 2356 University - the Specialty building, right at the corner of Raymond and University.

They want to install a 27' long sign with LED illuminated characters on a raceway along the roofline of their building - the sign will read "North Star Mini Storage".

What do want our signage to say about our neighborhood? Do we want to scream "We have cheap space that we can't rent out as office?" We are a historic district. We are the future home the Central Corridor LRT Raymond Avenue Station. We're growing, we're cool and the next hip place to live and work. Let's give ourselves some credit and hold ourselves to a higher standard.

OK, so it's in Minneapolis......

The Overflow Espresso Cafe is such a relaxing spot for a latte or a sandwich that I'm putting it on my blog even though technically IT IS in Minneapolis. Located at 2929 University, this two level cafe has delicious sandwiches, salads, and of course coffee. I like the beautiful outdoor seating area with ponds and fountains. Really - the only pond along University Avenue except Iris Park.

My favorite spot to sit is next to the giant coffee cup sculpture/fountain inside - covered with inspirational quotes. COOL!

700 Raymond Project Advances

Construction Continues on our new project - 700 Raymond Ave.

In spite of all the rain, we're making progress on the excavation of the storm water runoff pond and the parking lot. The window openings for the high windows is being done and the utilities are being installed from the street.

Sometimes the project looks worse before it looks better. There is a LOT of mud this week, but once the parking lot is complete, people will be able to see how the building will work.

And the windows will be amazing! There will be over 30 monitor style windows on each side of the building, letting in so much natural light, our building will definitely save energy on lighting.

Save the Victoria Theatre!!

825 University - The Old Victoria Theater is in Danger

I have been working with a group of people interested in buying and renovating the old theater at the intersection of University and Victoria. The building was originally built as a theater for silent movies, then next used as a music venue. Our vision is to restore the building back to its music and art purpose.

Unfortunately, it may be torn down to make a parking lot. We are hoping to work with the neighbors on the block to come up with a better solution. There are many buildings on University that may not be worth saving, but I've been through this building and it has promise.

There is a neighborhood visioning meeting at the Rondo Library Wednesday Oct. 21,
from 6:00 to 7:00 p.m.

This is a chance to keep a little gem from being razed! Please help us by contacting the mayor's office, or Council Member Stark's office and tell them to save the Victoria.

Urban Boatbuilders, Inc.
Dave Gagne helped found Urban Boatbuilders in 1995. A nonprofit organization, they have served over 1700 kids, teaching them wood working skills as they build boats. The kids in this program also learn problem solving skills as they take a project from start to finish. The wooden boats and canoes are beautiful! They will build you a custom boat or sell you one they've made. Dave is really making a positive difference in the lives of young people in our community.

Update has been a proud member of the Midway Chamber of Commerce for over 20 years. Executive director Lori Fritts does a great job of running our chamber. The great monthly luncheons have interesting speakers on relevant topics. Many fun events are held to help people network. Lori and her staff work tirelessly to provide lots of information to the members about light rail and other important issues and to act as a voice for businesses in the area.

I am starting this blog to spread the news about the many great things that are happening in the Midway area of St. Paul, MN. We've got a lot happening here - especially in the Raymond/University Ave. neighborhood, where we operate our business.
